CASE STUDY
November 2018- 140 Acres, Fresno Ohio. Sellers expected $5,000.00- $7,000.00 per acre. 5 miles to the south, a competitor had 143 acres to auction and chose the exact same day and time as we did. We had 50-75 people in attendance on a very wet, rainy day. Using our professional multi parcel method, we attained our clients a grand total of $1,379,000.00 or $9850.00 per acre. Competitor- $849,168.00 or $5925.00 per acre. Our competition is a fantastic leading firm in the area, and in no way am I saying anything negative. What it does show, is that using an appraisal to value land can differ exponentially even within 5-10 miles. Location is everything. I WOULD like to share some information with you that different methods can yield great rewards. A typical multiparcel auction goes like this. Auction tracts 1-7, then offer them as a whole. At that time the auction is over. We do things differently, sellers and bidders alike love it, and the yield Saturday was over $100,000.00 to the Seller.
