Founding Partner Richard F Kruse speaks about what a PSO does
Richard F Kruse, founding partner of the Ohio Foreclosure Auction Group, helped craft HB 390, the law that changes the way foreclosures in Ohio will be handled for the foreseeable future. Rich further assembled a group of Auction/Real Estate companies to help him implement his vision. Some of the highlights of the new law is that it makes the process much more efficient, and thus, less expensive. For 65 years or more, the foreclosure process has typically been handled by the Sheriff's departments of each County. We now offer you an option, that being of a professional auction company with specialties in online auctions, and real estate auctions. One part of HB 390 mandates that all foreclosure auctions be conducted online within 60 months, whether it be handled by the Sheriff or by a Private Selling Officer (PSO). Private Selling Officers must be licensed real estate agents/brokers and a licensed auctioneer. As a PSO, we offer two levels of service, including a detailed, economical, speed oriented foreclosure process that is designed to get the real estate to REO status quickly and in compliance. The other option is a custom designed process that will massively increase the number of properties that go directly to a 3rd party buyers, rather than a creditor buy back, saving plaintiffs and defendants significant monies.
As a founding partner, that is the Southeastern Regional Director, serving 16 southeastern Ohio counties, we are faced with different challenges. We have some county courts that are not technologically advanced, and don't have websites, as well as places in the county (ies) that don't have wifi, internet, or cell service. We have addressed those issues as well as many other issues to assist our clients in the process. We have a custom designed website ready to roll out, complete with areas for lenders, attorneys, auctioneers, title companies, and bidders to communicate. Our group has over 500,000 buyers of properties in the state of Ohio.
I feel it is important to mention, that as a group, we have the ability to change the foreclosure process in a positive manner for all involved. Each of our regions are headed by people that intimately know our territories. That is important, as marketing in Central Ohio will vary significantly than in Southeastern Ohio, however, we will all be cohesive in the process in which we execute the process.
