Selling your Land or Farm

Let's talk about selling your land or farm, and specifically, how to get the most money for it, in a reasonable amount of time. Farms are often the largest single lifetime investment a family or individual makes. Knowing a family friend that is "in" real estate or picking someone because they were first in to speak to you, may or may not be a wise decision.
Should you sell conventionally or via auction? It depends. There are different risks and rewards depending upon how it's done, and who's doing it. I will say that since you want the most for it, you should hire the company with the most tools to help you. They should also have an in depth knowledge of the process as well. Someone that places a sign in the yard, and waits for other agents to bring buyers, well that isn't going to get you the most. By the same token, an auctioneer that puts a bunch of signs out and places some ads in the local newspaper, may not get you the most either.
Being an auctioneer, I have an obvious bias toward the process, but with very good provable reasons. That said, as referenced, it has to be in the right hands. That is one reason I don't recommend large companies. With a large company, you don't know what you're going to get. I've personally gone out with my equipment to mow, when I knew the result would be a better inspection period, and possibly better bidding. A good auctioneer with relevant recent experience, well educated within his or her industry by instructors that are using the techniques they teach, is invaluable and can make a huge difference.
Let's talk about the auction process a little. Does selling absolute mean that more people come out and the end bid price is higher because they smell blood in the water? Maybe..... There are auctioneers that swear by it. I don't happen to be one of them. I could not sleep if I sold your property absolute, and it just happened to be a "bad day". The only thing an absolute auction guarantees, is that the auctioneer is going to be paid. When I sell your property, I give you something that is very important. Control. It's your land. You ultimately make the decision.
Are you aware that the Auction process creates 3 distinct sales periods? Everyone knows about the actual auction where people bid, and the last person wins. But what about before the auction? Are there techniques your professional can use to get the property sold before the auction? Yes, there are. As a matter of fact, the property image I used, was sold prior to the auction signs even going up.
What if the auction day comes, and the property doesn't sell? Are there opportunities within that, opportunities caused by the auction itself? Absolutely, and a professional knows exactly what steps to take. 
Is your Auctioneer or real estate agent friendly to the opposite method, and the professionals involved? In other words is your agent open to, and knowledgeable in auctions? Is your Auctioneer friendly to, and open to paying buyers agents? This is an area to be careful of, as many many auctioneers are of the belief that they are the ones that bring all the buyers to the auction and refuse to pay people that give their entire careers to the sale of real estate.
I'll leave you with this thought.
How many times have you seen a property in the MLS and said.... They're crazy, they'll never get that? How many times have you gone to a real estate auction and said... I can't believe it brought that.

2018 brings Ben Schafer Realty to Coshocton

As 2018 rolls onward, almost 1/3 of the way through January, we are moving and shaking, although in a good way. We are set to sign the lease on Main St Coshocton, as Ben Schafer Realty, Shawn J Dostie, Auctioneer, Ed and Ben Schafer Auctioneers, become closer and closer to being one. I am excited that we are working toward bringing our brand of Realty and Auctions to the town I moved to and fell in love with 20 years ago! While I had no idea where life would lead me, I knew that this was the town I wanted to be a part of.
As an auctioneer and real estate agent, I have traveled far and wide to learn my craft, then joined who I consider the best team in the region. Believe me when I say that I am blessed to be a part of this team. This team is 3rd generation, and very solid in both professionalism, as well as being open to new concepts that complement what they have done for years. Yet at the base, we are lead by a man... a young man, at 40, that exemplifies what is good in this world. I wouldn't be a part of this if we didn't fit.
We are a regional realty and auction company. Last year we auctioned roughly 2123 acres, 9 residential homes, businesses, equipment, and personal property, both live and online. We conducted around 54 auctions. We are full time, professional, and good at what we do. I am happy to share that we will be the auction company at Relay for Life this year as well. 
As a real estate agent, I will be specializing in rural property, and farms/land. As an auctioneer, this is where the bulk of my experience, and my passion lies, as shown in November when our services netted our sellers a whopping 1.379M for their 140 acre tract. Now, I have to caution you. All ground in Coshocton County is not worth $9,000-$11,500.00 per acre, but our process, gives you the opportunity to maximize your value, while offering you the supreme security.

Auctions Work!

I've been so busy that I have been lax on updating the blog. I just realized that in the last 3 1/2 months, I have conducted 38 auctions and been involved with 9 more with other auctioneers. I'd like to talk about one in particular, that stands out. After finishing one of my wholesale auctions, my cashier (Sister) told me about a local florist that was closing her doors... in 12 days! I went to visit her and found out that she had grown up in an auction family, meaning her father had been an Auctioneer. We negotiated the contract then went to work, she and her family on the set up, me with the marketing. 10 days was very short notice, and so I did my requisite Facebook Boosts, she called her wholesalers, I made some calls, and auction day came. I sometimes hear naysayers that say you can't do this, this will never work, and whatnot, but into auction we went. 1/2 hour before auction, we had a line of people registering. As we began the auction, which we both figured would be somewhat modest, given the short notice, but prices started out strong and stayed that way through all but the very end. We had two items with reserve to worry about. A 12' Enclosed Trailer. Result, it almost doubled what we thought it would bring. Admittedly, I am conservative when I estimate because I want sellers to be realistic, but this trailer brought $2250.00 which was on the high side of the value. The bidder was happy and the seller was happy. The other item, the one that I was worried about was a florist cooler. They are specialized, niche and if you don't have the right buyer.... It won't sell, and it isn't the easiest thing to dismantle and store. Regardless, we got it sold for a number the seller was happy with. It is with great pleasure that I can help people with a solution to their problems, that puts cash in their pocket.
